A flat roof is never truly flat. It needs a fall so that water runs to the gutter or outlet, and a roof that holds water, known as ponding, is a roof that is failing. Flat roofs are popular on rear and side extensions, garages and dormers, where a pitch would be awkward, and that is where we are most often asked to look at them.
Which system suits depends on the roof, the access and the budget. EPDM and GRP are the two we lay most; felt is still used, and zinc, copper and lead are specialist choices that are priced after a survey. The 2026 guide for EPDM or GRP is €90–€140 per m².
Flat roofing options.
EPDM
A single-ply rubber membrane in one sheet where possible, so there are few seams to fail. A good choice for extensions and garages.
GRP (fibreglass)
A hard-wearing, seamless finish laid in place, good on awkward shapes and small roofs, where it can be shaped around details.
Torch-on felt
Felt in two or three layers, still common and sensible value on the right roof. It needs careful detailing at the edges and upstands.
Zinc, copper and lead
Specialist metal roofs with a long life and a distinct look. Priced after a survey, since they depend on the design.
Insulation and decks
A warm roof with the right insulation over a sound deck, so the roof is dry and the room below is not cold.
Upstands, edges and drainage
Lead or aluminium upstands, drip edges and outlets that actually drain.
