Where the stain is rarely where the leak is
Water takes the lowest route, not the shortest one. A brown ring on a bedroom ceiling can sit three metres from the flashing that caused it, because the water ran down a rafter and dripped where the felt had worn through. So the first hour of a repair is spent looking, not fixing: from the attic, from the ladder and on the roof itself.
Cork gets a great deal of wind-driven rain, and it finds the same weak points on one house after another: slates that have slipped or cracked, ridge and hip tiles whose bedding has crumbled, lead that has split at a chimney or a party wall, and valleys where two slopes meet and the lining has worn through. A neat repair at one of those places is cheap. A patch in the wrong place is the dearest thing you can do to a roof.
Sometimes a repair is the right answer and sometimes it is not, and you will hear which from us. Where the battens and felt have gone across a whole slope, patching stops saving money; we say so and show you photographs before you decide. A repair carries our written workmanship guarantee, and you are told in writing which guarantee applies before you agree to anything.

Roofs hit by wind and heavy rain made watertight first, then repaired properly. A written report for your insurer comes with it.
Ridge, hip and verge repairs
Cracked bedding mortar is the usual cause. We re-bed it, or fit a mechanical dry-fix ridge and verge that needs no mortar.
Flashings and lead work
Code 4 or Code 5 lead renewed at chimneys, abutments, party walls and parapets, properly dressed and fixed.

How long will a roof repair take?
A small repair is often done in a few hours to a day. Larger repairs, such as a rebuilt valley, run to two to four days. We give you the time on the written quote.
How much does a roof leak repair cost in Cork?
As a 2026 guide, roof leak repairs run from €400 to €2,500, from the same day to three days. Chimney work is €800–€3,500 and a rebuilt valley €1,200–€4,500. The fixed price follows a free survey.
Do I need a whole new roof?
Not necessarily. A local fault such as one slipped slate, a cracked ridge or a split flashing is a repair. When felt and battens have failed over a whole slope, a new covering costs less than repeated patching, and the survey tells you which you have.
Will my insurance cover it?
Home policies differ, and many cover sudden storm damage but not wear and tear. Check yours. We give you a written, photographed report of the damage that you can send to your insurer.
