Signs you need a roofer
Most people ring a roofer when water is already coming in. The earlier signs are easier to deal with: slates or tiles on the lawn after a gale, a dark gap along the ridge, damp on a ceiling that is worse after rain, daylight in the attic or moss packed into a valley. If you can see any of them, a roof inspection costs far less than the repair it prevents.
Repair or replace: the question to ask first
A good roofer starts by telling you whether your roof needs roof repairs or roof replacement. One slipped slate, a cracked ridge or a split flashing is a repair. When the felt and battens have failed across a slope, or leaks keep coming back in new places, a new covering costs less over time than repeated patching. Be wary of anyone who says a new roof is needed before they have been in the attic.
What a fair quote contains
- A free survey, with photographs of what was found.
- A fixed price in writing, not a figure on the back of an envelope.
- What is included (access, materials, lead, taking the old material away) and what is not.
- How long the work will take and when you pay.
- The guarantee, in writing, and what it covers.
- VAT, which is 13.5% on residential work.

DIY or a professional?
Roofs are dangerous, and falls from roofs and ladders are a leading cause of serious injury in construction. A roof also has hidden layers that a ground-level look cannot judge. Looking from the ground, checking the attic for damp and clearing a gutter from a safe position are reasonable jobs; going onto a roof is not. Ring someone who works at height every day and has the right access.
